In short this is what happens:

1. We need to determine your wants and needs.

2. We need to get you to get qualified with a lender so that we can know how much house you can afford.

3. We will preview properties and make a decision.

4. Next we will present an offer to the Seller and his Agent and at this time we need an eanest money deposit of 1 - 3% of the purchase price (the deposit is not cashed until the offer has been accepted by the Seller).

5. If the offer is excepted, all documents are gathered and put into escrow.

6. After escrow has determined that all documents have been approved and funds have been transfered escrow can be closed.

7. The Deed will be recorded at the County Recorder's office and you will take ownership of your home.
